Our Home Region

DSCR Loans in Maryland, DC and Virginia

Maryland is our home market. We're based in Baltimore. Most DSCR lenders quoting these deals are not. We have closed more than 1,500 rental loans in the state, and most of that happens in and around Baltimore, including Dundalk, Essex and Parkville. The median rental loan here is $172,000, and close to half the properties we finance in Maryland are rowhouses, so a loan that size is routine for us rather than an exception. Roughly 4 in 10 of our Maryland DSCR borrowers bought or rehabbed the property with a Pimlico bridge loan first, then refinanced into the 30-year with us. We do less business in Washington, DC and Virginia than in Maryland, and there's no point pretending otherwise. The loan itself doesn't change across the three. Same minimum DSCR, same 30-year fixed, same short document list. What changes is the property and the rent behind it, and the rent is what qualifies the loan. If the unit is leased, send us the lease along with the address. If it's vacant, we'll use market rent from the appraisal and you can still close. You can close in an LLC, and we won't ask for tax returns or a W-2 in any of the three. If you want a number on a specific address, send it over with the rent and we'll price it.

Rental Loan FAQs

What is a DSCR loan?
DSCR stands for Debt Service Coverage Ratio. It compares the property's rental income to its monthly loan payment. A DSCR of 1.0x means the rent exactly covers the mortgage. We require a minimum 1.0x DSCR to qualify, with no personal income verification needed.
Do I need to show personal income or tax returns?
No. Our rental loans qualify entirely on the property's cash flow. Self-employed investors, full-time landlords, and investors who recently left W-2 employment all qualify.
Can I refinance a property I purchased with a hard money loan?
Absolutely. This is one of the most common scenarios we see. Once your property is stabilized and rented, we can refinance you into a 30-year fixed rate.
Can I finance a vacant property?
Yes. We allow vacant acquisitions, and we also allow vacant properties that were recently rehabbed and not yet leased. In either case, we'll use market rent (from an appraisal or comparable analysis) to calculate the DSCR, with no signed lease required at closing.
