Fast draws, no runaround.

Slow draws kill rehab margins. Labor walks, materials prices move, carry costs stack up. We built our draw process to stay out of your way.

48-hour turnaround

From the moment you submit a draw request with photos and invoices, we target 48 hours to inspection order, review, and fund. Most draws clear in under 2 business days.

Virtual inspections

For most draws, we accept geo-tagged photos and a short video walk — no scheduling a third-party inspector, no waiting days for a window. Complex draws still get an on-site visit.

First few draws on us

Most projects include around four free draws. After that, additional draws carry a small flat fee — always disclosed up front, never a surprise on your closing statement.

Real humans, not a portal bot

Every draw is reviewed by a named person on our construction team. If we have a question, we call you — we don't reject your submission and leave you hunting for what was missing.

No holdbacks on paid work

If work is done and documented, we fund it. We don't hold back 10% at every draw to create a slush fund. You get paid what the work is worth.

Direct-to-GC ACH

On request, we'll wire or ACH draws directly to your general contractor — keeping your personal accounts out of the flow and preventing the "I paid my GC but they didn't credit me" mess.

How a Draw Works

From request to funded, in four steps.

Submit the Draw

In your borrower portal: upload photos, invoices, and a short note about what's complete. Takes 10 minutes.

Virtual Review

Our construction team reviews your submission same-day or next-day. If anything's unclear, we call or text you.

Inspection (if needed)

Virtual-first for most draws. On-site for major milestones or new borrowers. We schedule in 24 hours.

4

Funds Released

ACH or wire to you or directly to your GC. Most borrowers see money in the account the same day we approve.

Common Questions

FAQ

Do I have to use your template?
Not if you have your own. We accept any line-item budget that includes scope, quantities, unit costs, and a draw schedule. The template is a shortcut, not a requirement.
What counts as a valid draw request?
Three things: (1) photos or video showing the work is complete, (2) paid or pending invoices from your contractor, and (3) a brief note describing what was done against which budget line items. That's it.
Can my general contractor submit draws instead of me?
Yes. Many of our repeat borrowers set up their GC with portal access so the GC submits directly. You still approve the release before funds move.
What if a draw request gets rejected?
We don't really "reject" — if something's missing or unclear, we call you and work it out the same day. Outright rejections are rare and usually involve scope that was never in the original budget.
How do change orders work?
Log the change in the template's change-order tab, send it to us, and we confirm whether the additional scope can be funded from contingency or requires a loan-modification. Response within 48 hours.
Is there an inspection fee?
Yes — third-party inspections run $150–$225 depending on market and are passed through at cost. Virtual inspections have no additional fee. All inspection costs are disclosed in your closing documents upfront.
Can I draw on materials before they're installed?
No — we fund work that's already complete. Submit a draw once the scope is finished and verifiable on-site (or by photo / video for a virtual inspection). This keeps holdbacks minimal and protects you from paying for materials that never get installed or that get damaged before they do.
