Pimlico Capital is one of the busiest private money lenders in Baltimore. We are based in the city, we have closed more than 2,300 loans in Baltimore City since 2016, and we lend here every week.
The typical bridge deal we close here is around $130,000, with roughly $75,000 of renovation money behind it. Roughly 79% of our recent bridge deals carry a renovation budget.

Both of our core products are available across Baltimore City and Baltimore County to investors and entities (LLCs, corps, trusts). No owner-occupied loans.
We fund the purchase and rehab with a hard money bridge loan. When the property is rehabbed and rented, we refinance it onto a 30-year DSCR loan. Many of our Baltimore DSCR borrowers financed the purchase and rehab with us first.

The practical benefit is obvious. When our borrower is ready to refinance, we already have the file, the history and your track record from the bridge loan. The refinance is not a cold start.
We have closed more than 1,200 rental loans in Baltimore. Most of that has come since the start of 2024, and DSCR is now the larger half of what we do here.

Cross the city line and the numbers change. Deals price higher out there, more of what we fund is a 30-year DSCR loan than a bridge loan, and the county runs its own rental licensing and inspection rules rather than the city's.
